By making a booking you agree to these conditions.

We aim for consistently high standards and feel that the majority of problems can be easily overcome by quick and clear communication of any problem directly to us. It is with regret and through experience that we feel the need to publish any terms and conditions at all.

We like to regard ourselves as professional and approachable and the rigorous application of these conditions is at our discretion.

1. Late Arrivals

When you book you will be asked for an approximate arrival time. Please ensure that you arrive within the times arranged, or keep us informed of any up-dated arrival time.

Failure to do so may mean that we allocate your booking to someone else or that we are not around to accept you on arrival. We would then regard this as a 'No Show' and you would become liable for the total cost of the booking (see 2).

2. No Shows

If you do not show up for your booking, without any agreement with us, then you will be liable for the full cost of the booking. If something unavoidable means that you have to cancel or delay your booking please contact us immediately.

3. Cancellations

Deposits are fully refundable if the booking is cancelled prior to 10 days before arrival. If within this time, you will become liable for 25% of the total cost of the booking.

4. Deposits

Deposits are 25% of the total cost of the booking, and should be sent immediately the booking is made (by telephone, email or post). Your booking is not secured until we have received a deposit.

5. Damage

Any damage must be reported at the earliest opportunity to us at The Flaghouse. The cost of any damage must be met by the person responsible for the booking (it is up to that person to seek renumeration from whichever party actually did the damage). Normal wear and tear is expected but costs to be met are (not limited to this list): damage to... bedding, flooring, walls, furniture, bathroom fittings, crockery, electrical equipment. Damage may be (not limited to this list): cracks or chips, burns, stains, breaks, scratches. The cost of the damage will be decided by the cheapest of repair (including cleaning) or replacement.

6. Payment

Payment is by cash only on arrival.

7. No Smoking

There is no smoking anywhere within Willow Cottage. If you wish to smoke you must go outside and shut the door to prevent smoke drifting into the house. If smoke gets within the building this means that we have to pay £100 for specialist cleaning - you will be liable for this cost.

8. Allergies / medical conditions

You must inform us at the time of booking if you have any allergies or medical conditions that we should be aware of.

9. Parking

Parking at Willow Cottage is on the road directly in front of the house. We also have one off-road space in a bay across the road. To our knowledge no vehicle has ever been damaged while parked at Willow Cottage but we cannot be held liable should any damage ever (unfortunately) occur. At the side of The Flaghouse is an access road to another property up the hill from us, we ask all guests to please keep this road accessible.

10. Unsociable Behaviour

We ask all guests to respect the privacy and peacefulness of residents and guests in the vicinity. Unsociable behaviour includes (but is not limited to) loud music, loud talking or shouting. If arriving or leaving at unsociable hours we ask that the quiet and peaceful atmosphere within Willow Cottage and its vicinity is maintained. Any guests exhibiting extreme or persistent unsociable behaviour will be asked to leave.

11. Dangerous Grounds

The upper garden has some unguarded drops and should be regarded as out-of-bounds. Any guests wishing do use this therefore do so in acceptance of the risks and accept full, sole responsibility for their actions. The upper garden is therefore unsuitable for children and parents are asked to ensure that children to not access it. Parents take full responsibility for the safety of their children and pets while staying at Willow Cottage.

12. Access Path to Willow Cottage

The stone steps leading to Willow Cottage and its garden are uneven and can become slippery. These are not suitable for the infirm. The access paths leads through a neighbour's garden; guests should keep off the grass and keep to the path whenever possible.
